It is proposed to acquire for $100 million 100% of shares in the authorized capital of a company implementing a project to build in Gelendzhik city an apartment complex on a land plot with the total area of 2,8 ha (lease for 49 years, use – building of apart-hotel, architectural planning assignment - available). The complex of modern (central air conditioning, lifts, glazing) apartments with sea access will be located next to sanatorium “DKTS” in the resort zone of Gelendzhik city. The complex is 90 meters distance from the beach, beach line is 200 meters. Functionality of the complex is stipulated by: 1. High popularity of Gelendzhik city with the guests and inhabitants of the territory. 2. Well-developed infrastructure availability (airport and road). 3. Location of the complex in the park and coastal area (the land plot is facing quay). The land use of complex is including: 1. Apartments, total area 70000 sq.m., residential area 58000 sq.m. 2. Penthouses, total area 6000 sq.m. 3. Parking for 300 cars. 4. Helicopter lending deck. 5. Service spaces, total area 6000 sq.m. (restaurants, swimming pool, SPA, etc.) Measured of project worth: Sales revenue – $293,94 million; building expenses - ($-154,46 million); VAT - ($-21,28 million); Profit tax - ($-28,37 million); net profit of the project - $89,84 million; IRR – 136%. The following work was made under this project: 1. Marketing analysis. 2. Best use analysis of the land plot. 3. Marketing concept developed. 4. Architectural concept developed. 5. Financial model developed.
